Property Manager

Company Description Evangeline Rentals, is a locally rooted organization focused on providing quality housing options and attentive property services in the South Louisiana, area. The company is committed to maintaining well-managed properties and delivering reliable, respectful service to residents. We offer many options from single family scattered site properties for sale and Lease, to Multi-Family properties, and even some Air BNB as well.

Role Description The Property Manager is a full-time, on-site role based in Carencro, LA, responsible for the daily operations and oversight of residential properties. This role includes managing tenant relations, responding to resident inquiries, coordinating move-ins and move-outs, and enforcing lease terms and community policies. The Property Manager will handle rent collection, basic bookkeeping related to property income and expenses, and prepare regular reports for ownership. Day-to-day work also involves coordinating maintenance requests, scheduling repairs, inspecting units and common areas, and ensuring properties remain clean, safe, and compliant with applicable regulations. The role requires online and social media marketing skills, if apps such as FB- Marketplace, and others. Along with close collaboration with maintenance staff, vendors, and office teams, as well as occasional participation in local marketing or leasing activities to maintain high occupancy. This role is not for the faint of heart, but a multi-tasker, ready to hussle, not afraid to put in the hours. If your looking for an 8-5 desk job, do not apply. We have nearly 200 units and/or lots to manage, experience with Rent-Redi or similiar software is a plus.

Qualifications

• Experience in property management, residential leasing, or a closely related field, with a solid understanding of day-to-day property operations.


• Experience in sales is a plus. The ability to show a home and close a client, speak with confidence is a must.


• Ability to coordinate maintenance and repairs, conduct property inspections, and manage vendors while prioritizing safety and quality standards.


• Basic administrative and financial skills, such as rent collection, recordkeeping, and using property management or office software.


• Organizational and time-management abilities to handle multiple tasks, meet deadlines, and maintain accurate documentation.


• Be unafraid to take on a task, and get a little dirt on your hands if need be.


• Ability to work on-site in Carencro, LA, including occasional evening or weekend responsibilities as property needs require.


• High school diploma or equivalent required; additional coursework or certification in property management or business is beneficial.
